Master Terms of Service

These Master Terms of Service govern all residential and commercial exterior restoration, house washing, pressure washing, soft washing, and custom staining services provided by Pinnacle Exterior. By booking an estimate or authorizing service, you agree to comply with the legal clauses detailed below.
1. Water Access, Pressure & Quality Requirements
Pinnacle Exterior requires an active, standard outdoor water source (hose spigot) on the property during service hours capable of providing a minimum flow rate of 4 GPM (Gallons Per Minute) at a pressure of 40 PSI. If water access is unavailable or pressure is insufficient:
- We reserve the right to reschedule the appointment, and a relocation travel fee of $75 will apply.
- The customer is liable for any well-pump strain or damage if they request us to hook into a low-yield private well system.
- If the water provided contains heavy iron, rust, or mineral contaminants, Pinnacle Exterior is not liable for rust run-off or mineral staining resulting from washing.
2. Property Preparation & Customer Obligations
To ensure a safe washing operation, the customer is strictly responsible for performing the following preparations before our technicians arrive on site:
- Sealing the Property: All doors, windows, and skylights must be fully closed and locked.
- Electrical Protection: We take precautions to tape and shield exposed GFCI outlets and keyhole cameras. The customer must ensure all flip-covers on outdoor outlets are closed securely. Pinnacle Exterior is not liable for water intrusion in electrical fixtures or cameras that are not weather-rated or properly sealed.
- Obstructions: All vehicles, patio furniture, pets, grills, and toys must be cleared at least 20 feet away from the wash zone.
3. Pre-Existing Property Damage & Liability Exclusions
Our gentle soft washing system uses low pressure (under 500 PSI at most) combined with safe sanitizing detergents. Pinnacle Exterior will not be held liable for damage caused by pre-existing conditions or construction issues, including but not limited to:
- Sun-bleaching, chemical fading, or severe oxidation on vinyl or aluminum siding that becomes exposed after organic growth is washed away.
- Water intrusion due to deteriorated wood siding rot, split shingle panels, dry-rotted flashing, or missing window caulking.
- Window condensation or fogging resulting from failed double-pane seals.
- Hairline cracks, settling, or erosion on aged concrete, asphalt, or brick mortar.
4. Landscaping & Plant Protection Protocol
Detergents are balanced for safety. We pre-wet and post-rinse all surrounding landscaping, grass, and gardens to neutralize soaps. Customer understands that minor leaf tip yellowing or temporary grass discoloration may occasionally occur due to heat and chemical contact, which typically resolves naturally within 14 days. Pinnacle Exterior will cover replacement costs only for verified landscaping deaths directly caused by chemical application neglect, reported within 48 hours of service.
5. Stain Removal Limits
Standard soft washing kills organic matter (mold, algae, lichens). It does not remove non-organic stains, including motor oil, rust run-off, copper staining, battery acid burns, paint overspray, or artillery fungus. Special chemical treatments for these stains must be contracted separately.
6. Quoting Policy & Estimating Rules
To streamline our booking, Pinnacle Exterior provides calculation options using public data, satellite mapping, and user-submitted photos. The following policies apply to these calculations:
- Estimates vs. Binding Quotes: If a quote is calculated and sent without an in-person, physical site visit, it is not a binding or final contract price. It is considered an estimate and remains subject to change/verification before work begins.
- No Surprises Pricing Guarantee: Pricing will never change due to unexpected or additional work unless it is explicitly listed as a surcharge in our Privacy Policy.
7. Payment Terms & South Carolina Lien Rights
Payment is due immediately upon service completion unless prior written agreements are established. Invoices unpaid after 15 days are subject to a late fee of 1.5% per month (18% per annum). In accordance with South Carolina state contractor laws, Pinnacle Exterior reserves the right to file a Mechanic's Lien against the property for any unpaid balances exceeding 30 days from the invoice date.
